1. Who we are

TenancyAudit is a trading name of Martin Kind, sole trader. Trading address: 4 George Williams Way, Colchester CO1 2JZ. Email: [email protected].

2. What you are buying

Rent increase evidence pack, £89. A market evidence report for one property and one proposed rent, built from published First-tier Tribunal decisions, Valuation Office Agency rent data and current asking rents, reviewed and signed by a named person, delivered by email as a PDF.

Tenancy Compliance Exposure Audit, £99. A per-tenancy report rating each obligation we check as Compliant, At risk or Missing, with a prioritised list of corrections, reviewed and signed by a named person, delivered by email as a PDF.

Prices are the total price. No VAT is added.

3. What we are not

We are compliance specialists, not a firm of solicitors, and nobody here is a solicitor. Our reports are evidence documents. They are not legal advice and they do not predict what a tribunal or court will decide. Anything that is heading for court or tribunal proceedings is a solicitor's job, and we will say so.

4. How to order

You order and pay through our secure Stripe checkout. The questions on the checkout form are the information we need to start. For the audit, a short questionnaire follows by email within the hour.

5. Delivery and our guarantees

Evidence pack. Your signed pack is emailed by the end of the next working day (Monday to Friday, England, excluding bank holidays) after your payment and complete answers arrive. If we miss that, you get a full refund.

Audit. Your signed report is emailed within 72 hours of receiving your completed questionnaire. If we miss that, you get a full refund.

If your answers are missing or unclear we will email you; the clock pauses until we have what we need.

6. Cancelling

By ordering you ask us to start work straight away, inside the 14-day cancellation period that would otherwise apply. You can still cancel by emailing us at any time before we start; we then refund you in full. If you cancel after we have started but before delivery, we refund the fee less a proportionate amount for the work done. Once your report has been delivered the service is complete and the right to cancel no longer applies.

7. Refunds

Refunds are made through Stripe to the payment method you used, normally within 5 to 10 working days.

8. Our responsibility to you

We will carry out the work with reasonable care and skill. We are not responsible for decisions a tribunal, court or council makes, or for losses that come from information you gave us being wrong or incomplete. Other than where the law does not allow us to limit it, our liability to you is limited to the price you paid.

9. Complaints

Email [email protected]. We reply within 5 working days.

10. Law

These terms are governed by the law of England and Wales.
